We have begun work around creating a town square on Queens Road.

The square looks to gift back a new public space to the community, that celebrates the view of the Panmure Basin Te Kōpua Kai a Hiku and where locals can come together in the heart of the town centre for community activities and events.

Panmure Temporary Town Square Location

Eke Panuku Development Auckland is leading the regeneration work in Panmure on the behalf of Auckland Council, guiding a new phase of investment in the area. The plan is on redeveloping the town centre over the next 10-years, to enhance Panmure as a great place to live, visit and do business.

We have begun work around creating a temporary town square on Queens Road. The square looks to gift back a new public space to the community, that celebrates the view of the Panmure Basin Te Kōpua Kai a Hiku and where locals can come together in the heart of the town centre for community activities and events.

The project is part of the wider plans for a Basin View Precinct in the area in which the permanent town square would be constructed. The Basin View Precinct looks to create a new residential development which links the town centre with the lagoon edge as per the Panmure Masterplan. During the square’s temporary phase, we will gather feedback from the community, along with insights from the square’s use, that will inform the permanent space.

The plan for the Basin View Precinct will see the area developed over a long period of time, with eventual completion in approximately ten years, around 2034. Early site investigations have recently been undertaken for the Basin View Precinct, which will help inform the next phase of development and as the development plans progress, we will continue to share the plans and timing for the area.

Why are you creating a town square in Panmure?

Eke Panuku Development Auckland is leading the regeneration work in Panmure on the behalf of Auckland Council, guiding a new phase of investment in the area. The plan is on redeveloping the town centre over the next 10-years, to enhance Panmure as a great place to live, visit and do business.

The town square project aims to create a public space in the centre of Panmure, where locals can spend time together and enjoy views of the basin. As part of the project, we plan to enliven the space through regular activations and work with the community on any events that may work in the space too.

What is the Basin View Precinct?

Making better use of underused Auckland Council-owned land in the town centre will unlock development opportunities in Panmure, acting as a catalyst for further investment.

The Basin View Precinct aims to deliver the greatest strategic benefit to Panmure by opening Queens Road to a direct view and physical connection to the Panmure Basin.

A string of community facilities is proposed to ensure connected civic activity amongst residential and mixed-use developments. This precinct connects a new town square on Queens Road through steps leading to the centre of the precinct and enabling a link towards a street crossing landing at an enhanced lagoon edge.

Why is this proposed as a temporary project?

While this version of the town square is only temporary, a permanent town square will be developed as part of the wider Basin View Precinct. During the temporary phase we will gather feedback from the community, along with insights from the temporary square’s use, that will inform the permanent space.

Why do those buildings need to be deconstructed?

The location that has been chosen for the project is specific to its place on Queens Road and its connection to the Pilkington Road crossing. Following investigations into creating the town square, it was determined that these specific properties, which are owned by Eke Panuku, would need to be deconstructed to allow it to happen.

What will happen to the tenants in the properties to be demolished?

The tenants, who have leases with Eke Panuku, will be given 6-month notices to vacate. The notice period and potential need for them to vacate is referenced in their lease agreements. We will work with the businesses to make the transition as easy as possible.

Why has this location been chosen as the site for the town square?

Sitting adjacent to the bottom of Pilkington Road and in the middle of Queens Road, this location sits central to the town area. The views to the rear of the site also provides a view out over the lagoon and basin area, with the existing town stairwell on the side of the site leading down to those locations too.

How long will the town square be there for?

The temporary town square will be there for between 5 to ten years, while the wider Basin View Precinct development and construction is undertaken. Towards the end of the period, the wider Basin View Precinct works will then take over the site, ahead of the permanent town square construction.

When will the Basin View Precinct be developed?
