In Northcote on Auckland’s North Shore, deconstruction of buildings has started to make way for a new town centre to be built.

The deconstruction is following an approach from Eke Panuku that aims to achieve more sustainable building and development in neighbourhoods where it is undertaking urban regeneration.

 

Head of Corporate Responsibility at Eke Panuku, Kristen Webster says: “We have a big opportunity to lead how the market develops new homes and buildings in parts of Auckland. Our overall goal is to lift the game so that the standard of housing and development of urban centres improves."


"Construction and demolition make a huge contribution to landfill waste. Our approach requires specific deconstruction methodologies for any structures being removed from our development sites. This involves a little more planning, but it means lots more material can be reused, repurposed or recycled, keeping precious resources out of landfill.


Many Eke Panuku development partners already support this approach and recognise the benefit of delivering innovative and sustainable projects, placing them in a market leading position.”


In addition to guiding how demolition waste is treated, Eke Panuku’s new sustainable development policy also requires its development partners to deliver Homestar 7 standard for new residential apartments and Homestar 6 for all other residential dwellings including walk-ups and terraced dwellings. Commercial and mixed-use developments have a different rating tool, utilising Green Star 5. 

Eke Panuku also requires its development partners to use a Homestar checklist. The checklist outlines credits set out by the New Zealand Green Building Council (NZGBC) and additional credits that Eke Panuku specifies as part of the development agreement.

Homestar is an independent rating tool – it is the benchmark for sustainable residential design and construction in New Zealand. It has long been a part of the agreed development outcomes Eke Panuku uses to guide residential development of council-owned landholdings that are sold to meet its urban regeneration goals in neighbourhoods across Tāmaki Makaurau Auckland.

Building a Homestar rated home helps to ensure a healthier, warmer, drier, and more comfortable home that uses less power and water than a similar home built to the minimum standard of the New Zealand Building Code. 

Eke Panuku mandatory credits include such things as accessible housing, waste management, embodied carbon, and bicycle parking.
