A new, high-quality, mixed-use development is coming to Mount Eden

We have entered into a conditional agreement with Precinct Properties to bring more homes and shops to Auckland’s isthmus, helping ease the housing shortage and empowering people to live low-carbon lifestyles.

The high-quality, medium-density, mixed-use development just 4km from Auckland’s city centre will bring new homes and shops to the popular suburb of Mount Eden.

The proposal is to build 135 homes and five commercial tenancies at the junction of Dominion Road and Valley Road, and will include courtyards, laneways and shared spaces.

The location

The large L-shaped piece of land includes eight sites, totalling 5,173m². The site is currently under-used, with significant potential to contribute towards, and support, a growing Auckland.

Future residents will be living within walking distance of shops, eateries, schools, frequent bus services, the Kingsland train station, Maungawhau/Mount Eden and Eden Park.

The process so far

One of our roles is to maximise outcomes from land that Auckland Council owns. We work with the private sector to make the most out of sites like this one. It’s part of the big picture for Tāmaki Makaurau / Auckland over the next 30 years, where we want to help improve the quality of urban living and create a more prosperous city.

In December 2023, we signed a conditional development agreement with Precinct Properties for the sale and redevelopment of the site, ensuring high-quality development that is sensitive to the surrounding area.

With carefully considered, high-quality design, the development will provide much-needed homes, while building on and enhancing the character of Dominion Road. This will also provide a boost for the local economy, with more customers living close by.

To prepare the site for redevelopment, the buildings at 113 Valley Road and 115 Valley Road have been removed. Both buildings reached the end of their life and were deconstructed, rather than demolished, to recover any materials from the buildings that could be re-used. 

Precinct Properties have applied for resource consent for the proposed development,  public submissions on the application closed during December 2024. We expect the purchase will be finalised in early 2025.
