A high-quality apartment building just 4km from Auckland city centre is proposed to bring new homes and shops to the sought-after suburb of Mt Eden.

At least 85 apartments are planned for the corner of Dominion and Valley Roads, to be built around courtyards, laneways and shared spaces

Residents would be well-connected to public transport and would be living within a short walk of shops, workplaces, cafes, restaurants and public spaces. Light rail is also being investigated close to this corridor.

The location

The large L-shaped piece of land covers eight sites totalling approximately 5,200sqm. We’re proposing a mixed-use building – at least 85 apartments, retail or commercial spaces at street level.

The development would involve four new buildings of heights between three and five storeys.The site is currently occupied by small, industrial buildings and shops.

The process so far

One of our roles is to maximise outcomes from land that Auckland Council owns. We work with the private sector to make the most of sites like this one.

It’s part of the big picture for Tāmaki Makaurau over the next 30 years, where we want to radically improve the quality of urban living and help create a prosperous city.

In October 2016, we applied for resource consent for a mix of apartments, retail space, and car parks this site. We also worked with the council’s Urban Design Panel and Heritage Advisory Panel on the design considering the area’s special character.

We asked for our application to be notified to the public, since our site lies in a character area and the development would be higher than permitted in places. This meant that residents got the chance to have their say.

Following public submissions and a hearing in April-July 2018, the independent hearing commissioners refused resource consent in August 2018. Following this, we worked through various issues and consent conditions mostly around the location of height across the site, and noise and vibration through the construction period. An Environment Court decision issued in December 2020, granted us resource consent to develop this site.

Since August 2022, we've been working with a potential development partner for this site. We have signed a conditional development agreement with Precinct Properties for the sale and redevelopment of the 5,250 sqm residential and commercial site at 198-222 Dominion Road & 113-117 Valley Road.

The site is set for a mixed-use development, with shops on the ground floor and apartments above. With carefully considered, high-quality design, the development will provide much-needed homes, while building on and enhancing the character of Dominion Road. This will also provide a boost for local businesses, with more customers living close by.

In redeveloping the site, the buildings at 113 Valley Road and 115 Valley Road will be removed. Both buildings have reached the end of their life and will be deconstructed, rather than demolished, to recover any materials from the buildings that can be re-used. 

The development agreement is conditional, with the purchase expected to be finalised in early 2025.
